The customer contacted us to perform a professional environmental and moisture inspection due to an persistent musty malodour, secondary microbial characteristics, and an uncomfortably humid indoor climate. The occupant reported that the apartment consistently felt damp despite the air conditioning running at normal temperature settings. Because prolonged elevated humidity poses a severe risk for widespread indoor mould growth and bacterial proliferation, our team was requested to diagnose the underlying cause of the atmospheric imbalance and identify what factors were contributing to the moisture retention.
Our team provided an advanced diagnostic inspection and atmospheric monitoring solution using specialized restoration equipment, including moisture meters, thermal imaging cameras, and thermo-hygrometers. Our team thoroughly evaluated the apartment’s envelope, confirming that the windows and doors were properly sealed against outdoor air intrusion and that no active plumbing leaks were present. Through detailed readings, we confirmed that indoor relative humidity levels had risen well above the critical 60% threshold, threatening secondary mould damage to the property's contents. By process of elimination, we isolated the issue to the HVAC system, identifying indicators of systemic short-cycling or improper sizing where the cooling cycle completes too quickly to finish the necessary dehumidification process. We then delivered a comprehensive evaluation report to the property management, outlining specific mechanical and airflow variables to be addressed by an HVAC engineer, while providing immediate ventilation and air movement recommendations to the occupant to help suppress active microbial development.
